We check the tile or sheet type, the condition, the gutters and where the water will run, then quote the clean and any sealing or painting separately.

It can on old, porous or painted tiles, which is why we inspect first. Sound concrete tiles and iron roofs take a pressure wash well; older tiles get a soft wash that kills the growth without blasting the surface.
Black streaks are algae, green cushions are moss and the grey-white crust is lichen. All three hold moisture against the roof, which shortens its life and blocks gutters.
Most single-storey homes take a day. Double storeys, steep pitches and roofs that also need sealing or painting take longer and are scheduled with you.
Sealing a clean tile roof slows regrowth and keeps the colour even. Painting is for faded tiles or iron roofs and needs a properly cleaned surface first, which is why the two go together.
